Purpose — book the LEARN meeting. That is the only goal of a cold call. You are not selling the building on the phone; you are selling the meeting.

EEngageDeliver your hook. One compelling statement that makes them want to keep listening — the more you know their market, the stronger it lands.

LEARN

Discovery meeting

Purpose — understand the client's world completely. Everything in the VALUE pitch is built on what is learned here. 60 minutes maximum; one or two agents.

LListenOpen the meeting and give the client the floor. Build rapport, then transition into a structured conversation. Hear their world — don't fill the silence.
EExploreDig through five structured layers — property, motivation, pain, desired outcome, and past experience.
AAssessQualify timeline, decision-making authority, and readiness to move. Place them on a 1–10 readiness score.
RReflectSummarize everything you heard in your own words. No notes, eye contact. The single most persuasive moment of the meeting.
NNavigateSet clear expectations for what comes next — and confirm the VALUE meeting date and time before you leave.

VALUE

Pitch meeting

Purpose — win the exclusive assignment. Return with the client's story and the Broker Opinion of Value, and make the case that Del Real is the only logical choice.

Purpose — a skill and mindset you apply at every stage of CLOSE. Not a meeting agenda — a competency you internalize and deploy from earning a meeting, to winning the assignment, to protecting a closed deal.
